Marketing the BIG FISH

It takes a large amount of time, money and patients to Market for (THE BIG FISH). I have been buying Investment Properties for over 20 years and have been selling Real Estate in Las Vegas for 7 years now. I started in Residential for the first two years and then moved into Commercial, Land and Investment Properties.

I do still sell Residential, but that is mostly to Relatives. On my wife's side there are approximately 250. I would be crazy not too. (THE BIG FISH) is around the corner for me, it has been read in my cards and I can just feel it. Commercial Properties can take a very long time 6-12 months, sometimes longer.

I push out approximately 5,000 business cards per year, some post cards and other mail outs, three different magazines, pens, two newspapers, one in Burmese. Some Brokers and Agents say, Why do you waste all your time and money on all this advertisement? I don't really listen to much any more about what the Brokers and other agents say, I am doing just fine. I have a very large group of Investors with very large portfolios from all my advertisement and it takes a long time to build trust with them. (THE BIG FISH) is coming real soon from getting my name out there.

So in the mean time as I wait for (THE BIG FISH), I never let my line loose and continue to feel for the big jerk and then I will set the hook.

I also have picked up on some of my old talents from so many years ago. I have studied Art, Photography, Writing and Music for over 30 years now. And it looks like I will be Producing, Directing, Acting and Writing for some films in Las Vegas later in the year of 2008. I am also looking for a Commercial Building to convert into a Gallery to display my work and the work of other Artists from around the world.

Sound like a Dreamer? Maybe, maybe not. We will see in the next couple of years.

I forgot, I am also working on a book that will hopefully be complete in the end of 2009. Once complete, this book will help women and children from around the world. And will become so big and controversial that I will have to not have my name on the book. No one, no one knows what my book if about and I have to leave it that way.

Secrets to Blogging about Real Estate and more ...

I have been studying Photography, Motion Pictures, Music, Art & Writing for 30 years now and I would like to share some of my ideas and opinions with you.

BLOGS:

1) It's all about the TITLE, pick a title that is catchy and will strike a interest in the viewers skimming through blogs. Agents and viewers are always searching for ideas for Blogs.

2) Please keep it SHORT and to the POINT. I read and comment so many Blogs that are to long and full of to much information. The reason I comment it to get up the ranks/ point system. I think that blogs by agents that are to long means they have too much time on their hands, " GO SELL SOME REAL ESTATE "

3) Put some links in your Blog that ca be clicked on to strike interest.

4) Put a few pics/ photos, cartoons and illustrations. Viewers get very bored just looking at Blogs with words, thats why I have a couple pics at the bottom of my Blog.

5) Try to use words of interest: COMMISSIONS, LEADS, NEW CLIENTS, FORECLOSURES, BANK OWNED, MARKETING, FUTURE PROJECTS, GREEN, Etc.

6) In your blogs, just try to be yourself. Stop trying to be like everyone else, be a leader, not a follower. I know that it is very difficult with the market the way it is.

GOOD AGENTS:

1) " PLAY BY THE RULES " There are so many agents out there that are cutting corners, stealing leads, clients, doing things they should not be doing. We are LICENSED PROFESSIONALS and know when we should not be doing certain things. I am very firm with Agents that cut corners and let them know if they don't fix it, I will turn them into the REAL ESTATE DIVISION.

2) " GET YOUR NAME OUT THERE " Market yourself, create a good business card that has very little information on it, please try not to clutter your card, to much information makes it " TO BUSY "

3) Be very careful of Telephone Book advertisements, certain magazines, etc. I have advertisement in 2 newspapers, 4 magazines, pens, calenders, 1-800 number, and 4 web sites. The ONLY advertisement I do that generates leads are my web sites. For others it may be different, find a good place to put your money. I have spent up to 20 thousand dollars on advertisement in one year when I first started, it's a " MONEY PIT " be careful.

4) WEB SITES are the one source of getting your name out there and MARKETING. Be very careful of some web designers, they charge to much and will rip you off. Study them well and ask as many questions as possible. You want viewers to have a interest in your site and to be able to find different information about the City and State where your licensed.

Well if I have given you any points with BLOGGING and or being a GOOD AGENT, " Great " If I haven't sorry for wasting your time.

I will be Producing, Directing, Acting and Writing for some B Movies coming out of LAS VEGAS this Summer, some of them will be going to the SUNDANCE FILM FESTIVAL.

As everyone knows the Real Estate market is down right now. One of the reasons is because it is election year and everyone is waiting to see who becomes our new President. The other reason is because all these Banks & Mortgage companies put home buyers into interest only/ option arms. Most of the homes purchased like this are upside down, in foreclosure, or being sold as short sales.

It is a good time to buy but be careful, many of the short sales and foreclosed homes are over priced and the values are continuing to go down. Also most of these homes are (AS IS/ WHERE IS), what is this where is crap? Is this some type of cute joke? Are they saying that the home for sale might be located in the wrong place? I am looking at purchasing another home for investment and if I did it would be for sale by owner, through an agent, not a foreclosed/ Short sale. I don't want AS IS/ WHERE IS, there could be some serious problems with the home.

Another problem is the (NEWS MEDIA). I don't have regular television at home or a land telephone line. I haven't watched the NEWS in almost 10 years and I know more about what is going on in this world than people that watch it 2-3 times per day. The NEWS is depressing, twisted with lies and information that people just want to hear. In one of my college classes many years ago, the first day of class my teacher stated 40-50 percent of the NEWS is lies. So which part of the NEWS are you suppose to believe? Stop watching the NEWS all the time and you will hear about it from everyone else, take a break. If the NEWS said the sky was falling, would you believe them? If everyone was jumping off the bridge, would you jump? Come on people, start thinking with your own brains.

Anyway, back to Real Estate in Las Vegas. Even though the market is slow in housing, Commercial Properties continue to hold in value, Vacant land also. Only one project of many such as (CITY CENTER) is going to employ 40-60 thousand people. Where are these people going to live? All the new building projects coming up in Las Vegas, someone has to build them, where are they going to live? There are construction workers coming to work in Las Vegas from all over the country and the world. These people have to live some where. Las Vegas might be rated number one for foreclosures, but that's because of the crooked Banks & Mortgage companies.

Las Vegas will continue to grow like never before, and this Real Estate slump where in is nothing compared to what's happening around the Country.

The market may be slow around the country, but the Commercial Properties and Commercial Vacant Land in Las Vegas Nevada continue to to rise and grow.

Belonging to the High Rise Association I have learned that within the next 20 years Las Vegas will be building approx 200 new High Rise Luxury Condo Buildings. There are 8 phases and Las Vegas is in only phase one.

Because of the shortage of land in the valley close to downtown and the Strip, and the new building of High Rise Buildings any property located in this area will be very, very valuable.

Las Vegas is finally starting to see light at the end of the tunnel after the many years lay-offs, foreclosures, short sales and a downed economy. Like every Spring of every year the Real Estate Market swings up.
2012 is going to be a very good year for Real Estate and values of homes tapering off. Robert (Vegas Bob) Swetz has been getting many calls from prospective buyers, this is very good!
I assume that if Las Vegas Nevada is seeing some serious action then other cities across the country must also be seeing some action.
Vegas Bob is waiting for Banks to drop another load of homes into the market in LAs Vegas, this will be a (BONUS)!
